Q   I have re-finished oak hardwood floors. Is there a product out there that I can apply that will re-juvinate the existing finish with little drying time. Please Help. RM, Asheville

A   I recommend trying a "GOOD" wood flooring cleaning product or two before giving up and applying another coat or two of finish. Most cleaners are made for use over "Urethane finshed floors (No Wax Floors). Wax finishes require special attention and independent care with special wax cleaners, restorers, etc. Check with your finisher to confirm the type finish applied if possible.

Good wood floor cleaners are almost always only available through wood flooring outlets. Accept no substitute -- regardless of advertising or how good or easy it may make it look. Follow the directions on the containers -- TO THE LETTER! If several tries with a good cleaner don't make you happy, it may be time for a "Screen and Top Coat" or even a total refinish.

If your floor is of the urethane variety you'll want to use a product that is compatiable with your top or final coat of finish. When in doubt, use a waterborne product rather than a solvent or oil-based product. Most waterborne finishes with adhere properly to oil or solvent based products. The reverse is not always true. Then, pick an expensive waterborne finish. I know this sounds rude but it's the only way to say it. There are H--U--G--E differences between water borne finishes. The least expensive ones are almost always the least wear resistant. Good resins make strong durable products. Good resins are expensive. Got it?
